Notice of Marshal’s Sale

       PLEASE TAKE NOTICE that, in accordance with a Writ of Execution issued out of the Superior Court of the Virgin Islands, District of St. Thomas & St. John, on or about April 25, 2025, the undersigned Virgin Islands Marshal will sell at public auction to the highest and best bidder on July 2, 2025, at 10:00 a.m. at the Office of the Virgin Islands Marshal, Alexander A. Farrelly Justice Center, 1st Floor, South Wing, Room S120, 5400 Veterans Drive, St. Thomas, VI 00802  the following real property:

Parcel No. 1-29-A Estate Carolina,
No. 1 Coral Bay Quarter,
St. John, U.S. Virgin Islands,
Consisting of 0.339 U.S. acre
as shown on P.W.D. Drawing No. D9-4374-T88 dated June 8, 1988

Consisting of unimproved land(the “Property”), together with all appurtenances and improvements thereto.

       This judicial sale will be conducted in accordance with the provisions of V.I. Code Ann. tit. 5 §§ 471–506 and the Terms of Sale approved by the Virgin Islands Marshal, which include the following:

Plaintiff may bid a credit against its judgment without tender of cash. All other bids shall be cash, bank check, certified check, or U.S. Postal Service money order. Purchaser shall deposit ten percent (10%) of the purchase price with the Marshal by close of business on the sale date, with the balance due within thirty (30) days of sale. Purchaser shall be responsible for the payment of stamp taxes, recording fees, and preparation of a Marshal’s deed to the Property. Property shall be sold “as is” with no warranties or representations as to title, acreage, zoning, or suitability for any particular purpose. Purchaser buys strictly under the rule of caveat emptor and assumes all risks inherent in the Property or associated with the sale, including errors in the notice or conduct of the sale.
