The foregoing accounts are currently in default under certain provisions of the Declaration of Condominium and the lienholder has chosen to proceed with a non-judicial foreclosure procedure in accordance with VI Code Ann. Title 28, Chapter 36.  Directions to the sale may be obtained pursuant to a written request submitted to the beneficiary not later than 10 days from the first publication of the notice or by calling 340-774-7044.

The sale of the Property is to satisfy the past due obligations of the Owner(s) as evidenced by the Claim(s) of Lien duly recorded at the Office of the Recorder of Deeds for the District of St. Thomas and St. John as Document Nos. 2025003762 to 2025003763, 2025003765, 2025003767, 2025003769, and 2025003771 to 2025003776.

The Sale shall require the highest bidder, other than the Creditor, to pay in cash or certified funds.  The Sale shall be subject to taxes and assessments, easements, restrictions of record, and any senior mortgage lien.  The Purchaser is to pay for the preparation of the deed, documentary stamps on the deed, and the costs of recording the deed.
