In compliance with a Writ of Execution issued by the Superior Court of the Virgin Islands, Division of St. Thomas and St. John, dated September 22, 2025, in the captioned action for debt and foreclosure of mortgage, in which Banco Popular de Puerto Rico (“Banco Popular”) is the Plaintiff, and Tina R. Blue and Stephen D. Blue (collectively, the “Blues”) are the Defendants, the Office of the Virgin Islands Marshal will sell at public sale to the highest and best bidder at the Office of the Virgin Islands Marshal, St. Thomas, U.S. Virgin Islands, on the 19th day of November, 2025 at 10:00 a.m., the following real property:
The Unit known as Apartment No. 10, Building No. 22 (hereinafter called the “Unit”) in the buildings known as Watergate Villas West at the property known as Parcels Nos. 59-1C-2, 59-D and 59-H Estate Bolongo, No. 3 Frenchman’s Bay Quarter, St. Thomas, Virgin Islands, and described as such in the Declaration establishing a plan for condominium ownership of said buildings and said property (hereinafter collectively called the “Property”), made under the Condominium Act of the Virgin Islands of the United States (Chapter 33, Title 28, Virgin Islands Code), recorded on November 8, 1984 in Book 26-H, Page 188, Doc. 1002, and at Auxiliary 21-G, Page 45, and as amended by Agreement and Declaration of Consolidation creating Watergate Villas West dated January 30, 1989 recorded January 30, 1989 in Book 33-N, Page 148, Doc. This judicial sale will be conducted in accordance with the provisions of 5 V.I.C. §§ 471-506. Banco Popular may bid a credit against its Judgment and interest thereon, plus costs, without tender of cash. The terms of sale as to all other persons bidding shall be cash. The highest bidder shall be required to deposit with the Marshal ten percent (10%) of the purchase price no later than 3:00 p.m. on the day of sale, failing which the Marshal reserves the right to award the sale to the next highest bidder. The balance of the amount bid must be paid within 30 days, inclusive of the date of sale, or the deposit will be retained by the Marshal as liquidated damages and applied toward satisfaction of Banco Popular’s Judgment. The Marshal reserves the right, in such event, to award the sale to the next highest bidder. All payments must be made by cash, certified check, bank check, or U.S. postal money order. Personal uncertified checks will not be accepted.
